Block Management

Discover how we support leaseholders and residents with our award-winning property management solutions for flats and apartment complexes.

Resident-led Management Companies

A Resident Management Company (RMC) is established to oversee a property divided into multiple flats or apartments. Each flat owner typically holds a lease for their individual unit but can also be a member of the management company that owns the freehold (or lease) of the entire building. As members, flat owners have a say in how the building is managed.

Leaseholders also have the option to form a Right to Manage (RTM) limited company, giving them control over the management of their building where there is no RMC in place already. Additionally, a limited company can be created to own and manage shared areas in developments with separate units under ‘commonhold.’ This type of company is known as a commonhold association.

RMC/RTM companies hold the management obligations for the common areas of the development. Typically, these companies would instruct a block management company (or managing agent), such as Centrick, to perform these obligations on their behalf.

Why Appoint a Managing Agent?

A Resident Management Company allows leaseholders of individual units, such as flats within a larger building, to collectively manage the broader property by overseeing tasks like maintenance, repairs, and the upkeep of the building’s structure and shared areas, all of which are crucial for ensuring smooth operations and a harmonious living environment for residents.

Resident Management Company Directors have obligations around building safety, legislative compliance, and financial management. Appointing a block management company to perform these obligations on your behalf ensures your liabilities are protected, and you can rely on the expertise and experience of a TPI (The Property Institute) accredited organisation.

The Benefits of Working Alongside a Block Management Company

Exceptional Communication

In high-density blocks of properties, outsourcing to a flat management company like Centrick can be very beneficial – we act as a bridge between leaseholders, residents, maintenance workers and local authorities, which can be difficult to do in high-density blocks of flats whereby you have to attend to the needs of many different individuals. We work to streamline service delivery with the most effective communication possible, enabled by our 200+ strong team of experts.

Health and Safety

What’s more, consulting experts like Centrick when it comes to managing your development is a sensible choice for compliance. Bringing in our expert knowledge, we’re here to ensure you remain compliant with laws and regulations such as Fire Safety Compliance, FRAEW, as well as PEEP and HRB (High Rise – and High Risk Buildings) regulations that keep inhabitants safe and protect the value of your development. This is particularly important for high-rise buildings following the regulatory changes post-Grenfell where fire door regulations and evacuation plans are critical for resident safety.

Communal Facilities

Most blocks of flats benefit from communal facilities: from shared working spaces to communal gardens, all residents will regularly use these facilities. This is where a block management company can be useful, as your Property Manager will schedule repairs and maintenance works with reputable tradespeople, ensuring these are affordable in line with your service charge, and will handle communication with residents and leaseholders surrounding the planning and execution of the works with minimal hassle.
