Centrick recently brought together leaders from across property, fire safety, and rental living for a lively panel discussion on one of the sector’s most pressing topics: how to build safer homes while putting residents firmly at the heart of the process.
The session, chaired by Centrick Managing Director Phil Johns, featured insights from:

Residents first, not just regulations
A recurring theme was the importance of trust. Centrick’s own step forward – a dedicated Resident Engagement Manager in the leasehold sector – was held up as an example of how meaningful dialogue can change the game. From regular surveys to direct contact with vulnerable residents, the panel agreed that safety strategies only work if residents feel listened to and informed.
As Graham Oliphant reminded us, “compliance isn’t comfort.” Meeting regulations matters, but residents care most about feeling safe in their own homes. Building confidence means moving away from a compliance-only mindset and showing real accountability.
Beyond legislation: changing culture
Brendan Geraghty noted that the Building Safety Act stands apart from most legislation in its intent to shift culture, not just process. He emphasised that competence, communication, and transparency must now be as important as “ticking boxes”.
Renting reform and community impact
With the Renters Reform Act on the horizon, the panel also explored how rolling tenancies might reshape communities. Clare Johnson highlighted the risk of transience, underlining the need for stronger engagement strategies to keep residents connected. Michael Connolly pointed to onboarding and digital platforms as critical touchpoints to set the right tone early.
Placemaking with purpose
The discussion circled back to placemaking – true placemaking. The panel agreed it’s not about glossy design, but about creating a genuine sense of belonging, pride, and security. That requires collaboration from day one between designers, operators, and residents themselves.
Tech with a human touch
Digital tools, including apps, portals, and noticeboards, were seen as powerful enablers of communication. But the warning was clear: technology should support, not replace, real interaction. Data can guide decisions, but cultural change is about people, not dashboards.

As chair Phil Johns summed up, “No building is ever entirely risk-free, but reassurance comes through open communication and visible action.”
The resounding takeaway: a safe building is more than compliance – it’s a community built on trust. And as Brendan Geraghty concluded, it’s not just right for residents, it’s a sound investment too.
