Centrick instructed as consultants on major build to rent development

Property specialist Centrick has been instructed as consultants on a major build to rent development currently under construction in Birmingham city centre.

Centrick has been appointed by real estate investor AM Alpha to help shape the scheme formerly known as the Westminster Works development consisting of 220 BTR apartments at Alcester Street, Digbeth.

Centrick, which has a nationwide presence and expertise in managing large and diverse rental portfolios, is consulting with AM Alpha to ensure the delivery of a development that aligns with the requirements of modern renters. Originally designed as a build to sell development, Centrick is sharing its expertise to enable the site to be reconfigured for BTR.

Jane Morcom, Centrick’s group business director, said:

“We are excited to be working alongside AM Alpha on this tremendous project. We’re considering not just the superficial elements of the scheme but also the operational strategies that make the resident experience simple, easy and hassle free.”

Areas of consulting include the on-boarding experience, resident engagement platforms, on-going engagement and feedback programs, specification, layout, amenity space planning, car-parking strategies, all M&E impacting operational costs, staffing strategies, staff recruitment, staff training academy, utility and ESG strategies plus much more.

Jane added:

“For nearly 20 years, Centrick has built its reputation for delivering the right expertise and proactivity to stabilise and transform the really diverse and sizeable residential portfolios for institutional funds, developers and large-scale portfolio landlords. Our dedicated and experienced VICI build-to-rent team operates nationwide and the flexible service we offer is perfectly placed to help AM Alpha achieve its strategic objectives.”

AM Alpha, a global family office for real estate investments, acquired the Westminster Works development last year. Construction work is now well underway, and its completion is scheduled for early 2026.

The mix of one-bed and two-bed flats at Westminster Works is characterised by a high degree of sustainability, as the entire complex will be equipped with thermal air conditioning and a photovoltaic system.

Green roofs will promote biodiversity in this formerly industrial district of the city. Residents of Westminster Works will have access to a wealth of amenities, including a concierge service, 24/7 security, a gym and smart building technology.

The seven-storey building benefits above all from an excellent location, being close to the city centre and near the new HS2 Curzon Street train station.
