Creating places where people genuinely want to live takes more than good design, it requires the right partnerships from day one. That is exactly what sits behind the latest milestone at Stopford Park in Stockport.
Cityheart have appointed Centrick to deliver estate management, rentals and build to rent operations at the £140 million mixed-use regeneration scheme, marking an important step as the development moves closer to completion.
This appointment reflects a shared ambition between both organisations to create a thriving and connected community.
A joined-up approach to mixed-tenure living
Stopford Park is not a typical residential scheme. Located on Greek Street, it forms part of Town Centre West, a 130-acre regeneration area led by the Stockport Mayoral Development Corporation within a wider £1 billion investment programme.
The development will deliver 442 new homes across three contemporary buildings alongside a publicly accessible Art Park. A restored Grade II listed Cheers and Smith building will also be brought back to life as a co-working space.
For developers and investors, schemes like this present a familiar challenge. How do you create a consistent resident experience across both rental and owner-occupier homes while maintaining a strong sense of place?
Why community-led management matters
Rather than taking a one-size-fits-all approach, Cityheart sought a partner that would align with the ambition of the scheme. The goal is simple: to create a seamless experience where all residents feel part of a single community.
Centrick will:
- Manage the wider estate and public art park
- Support residents and oversee building management at Bosden
- Operate the build to rent homes at Torkington and Lyme
- Deliver resident engagement initiatives and community events
This combination of operational delivery and resident engagement is critical in mixed-use developments, where long-term success depends on more than occupancy alone.
Supporting long-term value through experience
With responsibility for more than 30,000 homes across the UK, Centrick brings experience across residential property & estate management, building safety, build to rent management, and PRS portfolio asset management.
At Stopford Park, Centrick’s teams will take day-to-day responsibility for the estate, creating a welcoming environment for residents and visitors while working closely with Cityheart to build a strong sense of belonging.
A shared vision for Stockport
The partnership is built on more than capability, it is rooted in shared values around community and placemaking.
Penny Langton, Marketing Director at Cityheart, said:
“Throughout the selection process, it was clear that Centrick shared our appreciation for Stockport’s strong sense of community, character and ambition. Together, we’re focused on creating homes where people can put down roots, building on the energy and confidence that’s already shaping Stockport today.”
From Centrick’s perspective, the focus remains clear.
Phil Johns, Managing Director at Centrick, said:
“Stopford Park is the kind of development that demonstrates what regeneration can achieve when vision and execution align. This is an exciting time for Stockport, and we’re proud to be partnering with Cityheart. We share their commitment to building genuine communities and are looking forward to bringing that vision to life, creating a place residents are genuinely proud to call home.”
Looking ahead
Construction at Stopford Park is progressing well, with the first homes expected to welcome residents in 2026. Apartments at Bosden are now available for sale, and build to rent homes are expected to become available from the first quarter of 2027.
Stopford Park represents more than regeneration. It is an example of how the right operational strategy can support long-term value, resident satisfaction and community identity at scale.
