Hanwood Park

Designed around everyday living

Hanwood Park has been planned to support balanced, day‑to‑day living rather than simply housing. The masterplan integrates homes with schools, local centres, leisure uses and employment space, supported by a network of parks, woodlands, play areas and walking routes. The development accommodates up to 5,500 homes, alongside four primary schools, a secondary school, shops, community buildings and employment hubs, all embedded within a landscape‑led approach. Green infrastructure plays a central role, with parks, wetlands and woodland corridors creating spaces for recreation, wellbeing and connection.

A connected and established neighbourhood

Hanwood Park supports an active and growing resident community, with a strong emphasis on connection, shared spaces and local activity. With the help of our Centrick on-site team and central functions, Hanwood Park delivers community initiatives, events and resident engagement to help foster a sense of belonging, while nearby schools, facilities and services support everyday needs.

Its location provides convenient access to Kettering town centre and the wider region, supporting commuting, employment and links to surrounding towns and countryside.

Centrick at Hanwood Park

Centrick was appointed in 2025 to deliver Estate Management Services at Hanwood Park following a competitive tender process. Since early May 2025, our on‑site team has overseen day‑to‑day estate operations, working closely with residents, stakeholders and development partners.

Our focus is on maintaining a safe, well‑managed and welcoming environment, supporting consistent standards across shared spaces and infrastructure, while building strong relationships throughout the community. Estate management at Hanwood Park combines practical stewardship with a people‑led approach, helping the neighbourhood function effectively as it continues to grow.

Stewardship with a long‑term view

Centrick’s role at Hanwood Park is grounded in long‑term stewardship. Managing a community of this scale requires continuity, collaboration and a clear understanding of how places mature over time.

By combining an on‑site presence with national expertise in estate and community management, we support Hanwood Park as a sustainable, connected neighbourhood – one that continues to develop while remaining a place residents feel proud to call home.
