Building safety remains one of the most important challenges facing the residential sector today.

That is why we’re pleased to have reached a significant milestone at Golate Court in Cardiff, where on-site remediation works are now well underway.
With work beginning in December 2025 and our main contractor now established on site, the first phase of scaffolding has been installed. This marks the start of a 24-month programme that will deliver critical fire safety improvements and create a safer living environment for everyone who lives at Golate Court.
Moving from planning into delivery
Golate Court is a mixed-use residential development in the heart of Cardiff city centre, comprising 82 leasehold apartments above commercial space.
The building was identified as requiring substantial remediation works to address life-critical fire safety concerns, including issues relating to external wall systems and internal compartmentation.
While the start of works is an important milestone, it is also the result of extensive planning, collaboration and coordination behind the scenes. From securing funding through to contractor mobilisation, every stage of the project has been focused on making progress while ensuring resident safety remains the priority.
For residents, this milestone represents something even more important. It is a clear sign that long-awaited safety improvements are now moving forward.
Delivering safer homes through collaboration
Building safety remediation projects are rarely straightforward. They require close collaboration between managing agents, contractors, funding bodies and residents, often whilst navigating complex regulatory requirements and technical challenges.
At Golate Court, we’ve worked closely with the Welsh Government through the Welsh Building Safety Fund to move the project from planning into delivery. This collaborative approach has been essential in ensuring works can progress effectively whilst maintaining transparency and trust with leaseholders throughout the process.
Keeping residents at the heart of the process
While technical delivery is critical, we know that remediation schemes can be challenging for the people who live in affected buildings – this is why resident communication has remained a key focus throughout the project.
A dedicated team has been mobilised to oversee delivery, manage contractor coordination, maintain compliance oversight and ensure residents continue to receive clear, timely updates as works progress. Our aim to deliver the required safety improvements, and to ensure residents feel informed, supported and confident throughout the journey.
