Most people who buy a new-build report at least one defect in the first year, according to the Office for National Statistics. That part’s expected. What isn’t expected, and what actually causes damage, is what happens next: calls that go unanswered, a service charge nobody’s explained, a communal area that seems to belong to no one. Multiply that across a few hundred homes, add in the buyers who haven’t exchanged yet, and a rocky handover stops being someone else’s operational headache and starts showing up in your sales figures.

A service charge that nobody explained properly becomes a Facebook group complaint. Post-construction services: building safety compliance during handover
Compliance has become a much bigger part of this conversation over the past few years. The Building Safety Act 2022 means developers and their managing agents need clear, defensible records from day one, not something assembled after a purchaser’s solicitor starts asking questions.
